How long-term renting works here
When is it easiest to find a place?
High season runs roughly November to April, when winter visitors arrive and the best places go quickly. From May to October there is more to choose from and owners are more open to negotiating, especially for longer stays.
What do owners usually ask for up front?
Typically the first month's rent plus a deposit, often equal to one month. Ask for a receipt for anything you pay, and agree in writing how and when the deposit comes back.
Should I sign a contract?
Yes. A simple written lease (contrato de arrendamiento) should state the rent, the length of the stay, the deposit and what is included. Six- and twelve-month terms usually get a lower monthly price than month-to-month.
Are utilities included?
It varies, so ask. Electricity (CFE) is often paid separately and air conditioning can make it a real cost in the hot months. Check too whether water, gas, internet and cleaning are included.
Furnished or unfurnished?
Most rentals aimed at long-stay visitors come furnished and ready to move into. Unfurnished homes exist too, mostly for longer leases.
